I work with 400-800 FICOs, moderate to high income, FTHB to experienced investors. 40-50% of my clientele are FTHBs, the rest are repeat buyers, second mortgages, and refinances.
Full review of income, credit, and assets to issue a full pre-approval, no cutting corners, no pre-quals. Borrower must provide requested docs within 3 days of completing the application. Upfront credit report fee is $60 per borrower, for married borrowers, $95.
Upon receipt of all requested docs, pre-approval will be obtained within 1-3 business days. Both you and our client will know the maximum purchase price as well as the max price to not exceed their max mortgage payment threshold.
You will receive a full offer package via email with the type of loan, approximate COE, and pre-approval letter.
California Agents will also automatically receive DU/LP (if applicable), POF, and FICO scores.
